CPU is not the one to get now, for another $70 you can get a much better one.
For non-overclocking and to keep the motherboard at a reasonable price, the i5-6500 is good for $210 with a cheaper motherboard http://www.newegg.com/Product/Product.aspx?Item=9SIABFS4DN6066
For the video card, RX 470 is good, but maybe tough to catch in stock.
