Radeon R9 390 vs GeForce GTX 970

So I've recently found a computer on craigslist (if you wanna look at it, https://watertown.craigslist.org/sys/5741469114.html )
It's an amazing deal, I'm just wondering if the R9 390 should stay if I were to buy it. Do games like GTA V, Rust, Minecraft, etc. Really use the 8gb of vram? Is there any difference between the GTX 970 ans the R9 390, if so, which one would be better.
I'll be playing at 1080p and would like to be on high/very high/ultra setting at around 60 fps.

In terms of performance, both cards are pretty similar, but the GTX 970 has a considerably lower TDP. If the PC already has an R9 390 then it doesn't make sense to "upgrade" to a GTX 970.

It's entirely possible for some games to exceed 4GB of VRAM, even at 1080p, but that's very much the exception rather than the norm.

M.2, good motherboard, good CPU, good GPU. R9 390 will perform perfect @ 1080p. I'm not 100% sure if the prices worth it (mainly i'm not from EEUU), but its a solid rig there. Also, you can upgrade in the future to a better GPU. if you want.

Yea, I was thinking that I could switch to a 970 to save a little money, as I hear they don't eat as much power, and are also quieter.
