Keep in mind that:
- I already have and external 1TB HDD.
- I want the optical drive for basic software and system installation.
- Some components may not be available in my country, so if you recommend other components or suggest I don't use a component, please tell me so I can decide if I can do with my parts (In case there is no option for me).

It can, but by the time you'd need it that PSU will probably be too old and outdated. New connectors might have come out, or some other new thing you'd want it to have. You'll end up spending 300 more for that one, possibly more for the difference in efficiency to run it, and finally just end up needing to buy a new PSU 6yrs from now when you need a new power plug.

I noticed a lot of out of stock items on that site. So if the H7 isn't in stock and it never seems to be there is nothing wrong with getting the 212. It's not like the 212 is a bad cooler or will harm your system. But there isn't a reason to buy it over the H7 if the H7 is cheaper and available.
Couple of things.
SSD: For that price you could get a better, high capacity drive. What country are you in? We might be able to sort out a better option.
PSU: You picked out a G1 series, if you want to stick with EVGA and a gold rated PSU I'd go for a G2 if its an option. If not, then maybe a GS series, both will be better quality builds.
Soundcard: Is there a reason you're getting one? The motherboard has built in audio.

PSU: I don't know exactly what is the difference, can you tell me? Also, is there a better one at the same price range?

The ZOTAC T500 has pretty disapointing reviews. It's pretty basic level SSD for a cost not much less than an Intel.

If you can bump up to 900EGP you could get in to a 240GB thats good quality. For gaming, 120GB is hard to justify with the size of some games updates (GTA V I'm looking directly at you).

For a PSU this would be my first go to choice in your price range. Gold and fully modular. But of course its out of stock right now. If you can wait on it to come it I think you'd be better off.

If you want to overclock, you want to make sure you have a good stable PSU. You'll also want to have a good cooler. The Evo isn't bad, but its kind of the first rung on the ladder of overclocking coolers. Even if you don't want to OC right now, I'd pick up the Cryorig H7. Its actually less than the Cooler Master Evo you picked out and its a better cooler.

For the SSD I have decided to go with a 240 GB one for the reason you said, and since the Crucial one didn't have good reviews, I will go for the sandisk.
For the PSU, I can't get the first one as items here (Specially laptops and computer parts) do not usually restock, so I am going with the second gold one or the bronze modular one, I am leaning toward the bronze considering it is modular and the power consumption doesn't really matter for me, also, the bronze one is reviewed very positively so I think it is good quality, what so you think?

The fan is out of stock and it probably won't restock, and I generally don't want to overclock anytime soon, even if I did it can be mild so I will go with the EVO one. :)

Will having more wattage sort of "future proof" the PSU? Considering the price is 250 EGP (25 USD) less than a high quality 650W PSU.
Also I wish I could get the fan but it seems to be out of stocks for 4 months now, and the best closest one is the fan I got. (What do you think?)

Solution
I was trying to keep the wattage to where the OP originally wanted it, but yeah a 520w will do just fine. You can't SLI with the 1060 so there's no real reason to keep above a 550w PSU for this system. I would recommend going with a modular PSU over a non modular PSU for ease of cable management but your full tower can handle shoving the bulk of the cabling in to a bay or something.

I'm surprised the cooler was out of stock that fast, when I searched out the parts only 1 of the vendors was out of stock. The Evo will cool just fine, like 4745454b said, there just wasn't a reason to recommend it when the H7 was cheaper and in stock.
