FPS Lag under 58 FPS in all games

As the title says, I'm having fps lag playing under 58 FPS when I shouldn't. Ik that 30 FPS doesn't seems smooth as 60 FPS, here are two videos.

I tried to play with VSync off and on, adaptable, half refresh rate, OCing the RAM to 1600 MHz (stock was 1333 MHz), Unpark cores, everything.
Also the problem isn't the monitor, because I tested 3 differents monitors.

SPECS:

A8 6600K 3,9 GHz
GTX 750 Ti Gigabyte
1x8 GB Ram 1333 MHz

PD: The temps are wrong, the CPU was at 50ºC and the GPU too.

30 FPS is never as smooth. It sounds to me like the game doesn't allow you to disable v-sync, and triple buffering just helped reduce the large FPS drops that happens with double buffering and v-sync.

Actually, given the above, if you used "Adaptive V-sync (half refresh)" that may make 30 FPS feel smoother.

Since you've tried different vsync settings I would double check your temps. If your using NZXT CAM software overlay (looks like it) the software from my experience is pretty accurate and if your CPU is getting that hot the CPU will throttle performance to prevent the CPU from being damaged. You can try another program such as HWmonitor that records the minimum and maximum temps.

Btw, I'll try with HVmonitor, I already bought a Cooler Master Hyper 212x but I live in a location where the temperature is almost 40ºC.

I checked the temps with HVMonitor and the CPU was at 59ºC and the GPU at 50ºC.
I don't think the problem is the temperature because even if I play a game that doesn't requires a good PC I also experience lag.

Thanks! Now works better, 45 fps looks smooth. Any other idea so I can play at 30 FPS smooth?
