Good PC (Average), and i can't play a single game without FPS LAG!

So my setup is:

GPU: Asus gtx 750 Ti OC ( 2GB GDDR5)
CPU: Intel core i7-6700 @ 3.40GHz
RAM: 16GB DDR4
MOTHERBOARD: Asus H170-PRO
MONITOR: Basic Asus monitor (refresh rate is 60 hertz) Native resolution is 1920x1080

I am running windows 10 Pro 64Bits.

When i run games like GTA V, Dark Souls 3, Guild Wars 2, FIFA 15 or any others, the problem is always the same, sometimes the game runs smooth, but very regularly i go play any game and my fps are 20-30 and won't go higher even if i turn the settings down to low.

For Example: GTA V, sometimes it runs smooth on high settings (50-60 FPS), sometimes on low settings 20-25 FPS.

I also encounter a lot of screen tearing in all games. The games just don't run smooth like they should.

Strange enough this PC is new. It was made piece by piece but it was assembled by a professional.

To rule out some things:
- I have all drivers up to date.
- My GPU doesn't overheat, 30-55 ºC (I have 3 fans inside my pc) and the speeds look fine.
- I have my power settings to maximize performace.
- I don't have a lot of junk in my PC, recently defragmented my disks. Also my HDD and SSD are fast.
- I checked if there was any applications draining a lot of memory or CPU usage, and nothing.
- I tried to play around with all the settings in the games and nothing gave me any FPS boost.

The only thing i could update is the BIOS, don't know if the problem lies there, i never did any BIOS update.

The problem is frequent and it just makes games unplayable, even WoW doesn't run smooth.

Any thoughts would be apreciated!

I have no idea why your fps is so low, but no matter what kind of gpu you have you will get screen tearing unless you use some method of frame syncing (v-sync, g-sync, free-sync, framerate capping etc.) The 750ti is not a very powerful card to begin with so it may be that you just don't have enough graphics power to run these games the way you want.

I don't play these games on high settings or anything, and as i said even on low settings it lags.

I play FIFA a lot, it should run smooth, even with this gpu, and it doesn't, on any settings
