not much to do besides get a new CPU and motherboard, you cannot overclock your CPU, so you are stuck.

yeah. you cannot overclock like that on the newer chips sadly. so you have 4.0 GHz, have you ever tried going further? because I reckon at 4.3 Ghz that would be enough to play decently with a 1080.
