I don't think it's worth the buy.
It's an old CPU and you won't find it for less than $50.
The G4400 would destroy that CPU in any game, without competition.
G4400 is a $50 CPU, pair it it with a H110M, but your problem is the RAM, you can't use DDR2 with a Skylake CPU.
I suggest you save up a bit of money and go with my above suggestion, I am guessing that you have a Core2Duo right now, so you can do basic tasks.

Just like OP, I also encounter some people in my line of work, that actually better off with upgrading few parts. Aside from budget, the other reason is OS and stuff that tangled within. To do clean install means you'd lost all your previous software and your intricate settings of it.
In those cases, adding more RAM or replace CPU or GPU with a better one makes more sense rather than total overhaul. Even if it still within the budget.

Not everyone want or need the latest and greatest. Like the old saying; if it ain't broke, why fix it.
