RX 480 Vs 1060 1080p future proof build

-I'm currently doing another build and it will be for primarily 1080p gaming and game developing also I'm on a budget around 10K+/- EGP and here's my reference : Egprices.com
-Here's what I've collected thus far:
Intel Core i7-4770 (non-K).
Asus SABERTOOTH Z97 MARK 2 Socket 1150 Motherboard
EVGA SuperNOVA 750 B2 Bronze PSU
Corsair Vengeance LP 8GB (1 X 8GB) DDR3 1600 CL9 1.5V
NZXT S340 Mid Tower Case (Black / Red)
Western Digital (WD) Caviar BLUE WD10EZEX 1TB SATA 6Gb/s 7200 RPM 64MB Cache
.....
Need help to decide the GPU and if any better suggestions for what I listed above.

by future proof I mean I won't upgrade this PC for at least 3 years even it blew up.

Games I play, Witcher 3, Fallout 4, Doom and GTA V.

Current suggested build Image (+) Samsung EVO 200 GBs If I could push the budget.

That 250GB SSD is great, try looking at Adata and Crucial too, they may have something that will cost a bit less.

The 480/1060 thing is dificult. They're both great cards. I guess it's what you find the better deal on...

I'd get 1070 no questions asked but It'd cost around ~ 1.5K more ~= 150$ more and I'm already above my limit.
-SSD is essential but it will be a near future upgrade (120GB ~= 600 EGP, ~= 80-100$).
-As for the ram I'll try to give it another push and get another 8GB.
-Update:
Also are there cheaper alternatives for mobo, PSU or case that would the same function ... I'm not looking for much OC cause my room temp is a burning star.
 
IF you use i7 4770 (no-K) and has no plan to OC.
If you still do not have the i7 4770 yet, try considering the cheaper E3-1231V3. It is i7 4770 but without the iGPU and could go about up to USD100 less. (depends on where you live and existing offers)
You can also lower down your mobo to H97 instead of Z97. You can also change brand to ASRock if you still wanna keep Z97.
750W is also too much, if you can find cheaper but still good 550W PSU, this will do too.
Only the case is wee bit difficult. Choosing case involve also personal taste.

-I'm building a new rig from scratch .. the only thing I have is the monitor.
-I don't think we have Xeons especially, but we do have H97 mobos and I chose the asus one .. maybe the gigabyte whichever is available and it save me 500 EGP ,sweet.
-As for getting an I5 .. I need an 8 cores CPU for software developing and rendering and a Skylake I7 cpu would cost almost twice as much as a Haswell .. also the 6500 is the same price-ish as 4770 or 4770k depending on the vendor and the H170 performance is ~600 EGP more expensive than the most expensive H97 mobo which is the Asus H97-Pro Gaming one.
-As for PSU in 550W range :
Corsair VS Series VS550M ~700EGP
XFX ProSeries Core Edition 550W Full Wired PSU 80 Plus Bronze ~700-800EGP
SeaSonic SSR-550RM G Series 550W 80 PLUS Gold PSU ~900EGP
And the EVGA one is ~1k
 
E3-1231V3 is cheaper than i7 4770, here where I live. If that is not the case, i7 is ok.
Yes, if you wanna do more than just gaming e.g. editing, i7 is the one for you.
That is strange, how come an i5 6500 to be the same as i7 4770? but if that is the case, stick better with Haswell.
The prices on your place are strange...
H97 performance is cheaper than the ASUS pro gaming one, here by me.
If the price of the H97 does not differ much, you can keep the Z97 mark2.

The PSU 550W, is this a lot more cheaper than the 750W one? or the same? 550W should be cheaper.
From those listed, I would pick the XFX ProSeries Core Edition 550W, or the one from Seasonic SSR-550RM G.
Bronze of gold is not important, better pay attention if you want the modular one or not.

I live in a strange country where i5 6500 is ~20$ > i7 4770 and Sapphire RX 480 nitro is around ++~350$ *sigh* (It's Egypt btw).
Anywho .. I switched to H97 which is cheaper than Z97 and we don't have the H97 performance here either so H97 tis.
-As for the PSU I'll go whichever is available and cheaper between the seasonic or XFX one ... as mentioned here http:// both would do their jobs.
-About modular or not .. I don't know ... I think I might go modular, I like to customize stuff.. maybe take of the cables and let a friend draw wolves on them.

Reading into this I think your original parts list is pretty good for the money, I'd personally keep most of the items.

If it's directly between the 1060 and RX480 in this specific situation I'd use the 1060 as most of the games have enhanced Nvidia technologies such as hairworx in the witcher3.

I would personally recommend getting a 1070 if possible as that'll give you monster performance but if you can't afford it then don't stress it.

I'd personally buy an SSD first so you can load your OS onto it and trust me your PC will FLY with an SSD boot drive.

-The original was good but I had to make some cutbacks and I had to cut off the Z97 and get H97.
-On the other hand, I think I should be getting RX 480 cause of Vulkuan and DX 12 which I'll be messing around with their APIs in the near future .. I'd love to get 1070 but it's ++1k EGP (~150$) more than both 480 and 1060 and I'm already above my limit.
-As for the SSD .. I might try to push if I could a Samsung 850 EVO 250 GBs one but I'm past my limit by 700 EGP (~90$).
