budget xeon build

hello guys!

i'm in the process of making a new build, and i am still wondering which road i should take. i bought gtx 950 and at first i wanted to buy i3-6100, which means new mobo, memory, everything. then i realized old xeons come pretty cheap these days and seen some people on youtube having a blast with x5460 and such.
i have p43-es3g gigabyte mobo which is currently running core 2 duo e7400 with 8 gb ram ddr2 800mhz, more importantly the model is supporting the lga771 to 775 mod.
i want to play modern games (fallout 4, witcher 3 etc) and some in the future at a decent fps and im using the computer for audio production.

i've narrowed the xeon list down to
xeon e5472 http://ark.intel.com/products/33085/Intel-Xeon-Processor-E5472-12M-Cache-3_00-GHz-1600-MHz-FSB and
xeon e5450 http://ark.intel.com/products/33083/Intel-Xeon-Processor-E5450-12M-Cache-3_00-GHz-1333-MHz-FSB and they are both around 25$ used

i cant buy a stronger cpu with 120w tdp (like x5460) because my current psu is only 400 watt, and am only interested in a xeon build if it means i only have to buy a cooler for the cpu.
i hope i've taken in account all of the pertinent factors concerning hardware compatibility, please correct me if im wrong.

does it make sense to center my "new" computer around an old xeon cpu, which means around 60$ worth of investment and possibly a nice gaming rig, or should i just splash the money on a new i3 and all that? also, what is the situation with overclocking e5472/5450? i know they are not designed for oc'ing, but is it possible to get them working to a higher frequency if i were to buy a decent heatsink?

Solution
You can't do much better for the cost of those Xeons, but ultimately they're $25 CPUs, and perform like them. Expect many modern games to run slowly, if a good deal better than on the CPU you already have.
