Gigabyte GA-H170M-D3H DDR4 32-bit Windows only? & some other questions

Hello, I've got some questions that sound rather dumb but really need help answering them, first time trying to build a PC.

I noticed under the specs for the Gigabyte GA-H170M-D3H DDR4 mobo to have this warning "Due to a Windows 32-bit operating system limitation, when more than 4 GB of physical memory is installed, the actual memory size displayed will be less than the size of the physical memory installed." and kind of panicked...does it mean if I use this mobo in my build I can only run 32-bit windows OS and not the 64-bit one?

Also, a salesperson had given me "advice" that my build (which is closely similar to the parts used in this build) doesn't need any coolers, the casing fan on a CM N200 would be enough. How do I gauge if a cooler is needed or not?

He also told me that I shouldn't be getting the Windows 8.1 as it's "dying off" and told me to buy the Windows 10 OS. But couldn't I just get the 8.1 and let it upgrade automatically to a 10 after installing it?

Any help would be greatly appreciated, thanks alot!

to overclock, you need a Z170 MB at least and preferably K CPU - non of those in your shopping list so far :)
You do need the cooler. Your CPU comes with one that can keep it cool enough. It can be too loud if you live in hot climate (room temperature of 30C) or have poor airflow in the case. So you might want to put an aftermarket cooler like CM 212 to make your computer quieter. But you can do it at any point later.

The warring says that IF you use Windows 32bit, you are limited to 4GB and even than will see a bit less.
This problem does not exist with 64bit versions and you will have hard time to find non 64bit windows for sale.
To upgrade for free to windows 10, for now you can only by using "accessibility" option. Otherwise the free upgrade ended some time ago.

The OS is what limits the RAM if using 32 bit. The board itself can handle 64 GB's when used with Windows 10/8.1 64 bit. The case comes with two fans which may be enough for your build. Once assembled, check your CPU temps while stress testing and see that they remain below 70C. If it runs above that, you may need to add another fan or two. Technically, the free upgrade to Windows 10 is over, but I think MS is still allowing people to upgrade although this could change at any time.

Ohh I realized that now haha. Got into a frenzy when I read that warning and abandoned the rest of the specs.
Sorry that I left out the rest of the build, here it is:
Gigabyte GA-H170M-D3H DDR, i7-6700
Gigabyte GTX1060 Windforce OC 6GB
Kingston HyperX Fury 2400mhz 16GB RAM
Sandisk Plus SSD 240GB + Seagate 7200rpm 1TB
CM N200
Seasonic M12II 520W Modular

Any suggestions to improve it? Going for a mid-range gaming build with some usage of Adobe apps and 3D modelling, rednering on the side.

As for the Windows OS though....I read that you still could upgrade to 10 for free via the free upgrade for "customers who use assistive technology"

A small clarification needed. are you talking about i7-6700 or i7-6700K ?
SSD - Sandisk X400 would be a better performer at about the same price. for the total price of your storage, you can get a 500GB SSD or at a bit higher 1TB SSD. That is mucj more quieter and way more better experience than having additional mechanical HDD.
The case. Have a look at Fractal Design Define S. it's awesome in every way :) excellent cooling, beautiful, convenient to work with and awesome looking.

The choices I have are pretty limited though....the store doesn't carry X400 :( and would very much prefer to stick to this store because it gives a pretty good discount if I buy everything from them and I'm pretty tight on money as well. But thanks for your suggestion too I'll keep that in mind!
Than again the store doesn't have that cooler :/ I'm considering the CM Hyper 212X. How do I determine if I need a cooler or not? Some friends were bugging me to just get one anyway because in case of things overheating it's gonna get really inconvenient.

Hmm so basically if I'm not planning to OC or have any of the 'k' series in the processor, a cooler would be completely unecessary?
