Assistance with my first custom built PC

Hi. I am looking to build a custom PC, that will be capable of playing some modern games and a reasonable frame-rate and will also be capable of rendering at moderate speeds for graphic design software like Blender. I understand that this will require a good graphics card, but I'm not sure about other components seeing as I am aiming to spend around £400.
Again, this is my first time building a PC, and I don't want to mess anything up, so thoughts would be highly appreciated.

Your budget is very low for rendering. But I've been able to render at moderate speeds with an Athlon 7750 which dates to 2008. It really depends on what you want to render at that resolution. If you need help or if you want, I can organize a build guide for you on PCPartPicker. But for your budget, I think you can render at a decent preset.

I don't aim to be able to render at especially high speeds, I just want to know that the rate wont be too slow.
