2 Graphics Cards no SLI

I'm about to get a new pc and the motherboard is compatible with 2 video cards. I just want to know a few things.

I would NOT like to have 2 graphics card in SLI. But if I had 2 GTX 1080 with no SLI, can I use one for gaming and one for rendering?

As rendering in modellers and animation software (Maya, C4D and Blender) it lags the entire GPU, but can I use the other one for gaming with no lag while the other one is grinding and rendering.

I would just like to use 1 monitor.

+xJaffa Here is what I suggest. Load this twitch URL and follow. These two digital artists, Maciej Kuciara and Ash Thorp, both use multiple GPUs for their projects. They would definitely know the answer to your question. They have live streams every Wednesday and Thursday at 4 pm EST. I just think it'll serve you better to pose this particular question to people who own the applications and use them professionally.

I'm not talking about the monitor, and that isn't the reason I made this.
I was just asking if this is how it works when you have 2 GPU's but without SLI connecting them.:

Will I be able to have one GTX 1080 as the default and to use while gaming and the other JUST for rendering. Can I use these 2 being used at the same time.?
 
Does the software you use for rendering allow you to choose which GPU(s) to use? If so, then you should be able to, but I'm pretty sure rendering is also going to use a ton of your CPU at the same time, which may make it perform horribly in games. If you cannot chose what GPU to use within the rendering software, then the software will just use what is available to it, making gaming at the same time to be even more futile.
 
+xJaffa I know nothing about Maya, C4D and Blender. However in Octane Render, I routinely use one GPU for rendering and the other for gaming. I would suspect that you can do the same in those three programs as well. In Octane Render it's strongly recommended that you purposefully disable SLI before rendering. Another thing that I commonly do is folding @ home on on GPU and gaming on the other.
