OK, I have my own ideas on the build, but I don't want them effecting peoples suggestions.

There is always a different perspective, sooo......

Here's the build, I have 1000$-1200$.
Needs to be VR Ready (I'd like to use it as a proof of concept for VR projects, so it has to be visually impressive)
Needs to also be functional. Unity Developer and Adobe.

Don't include cost of peripherals. Although a suggestion for a good value monitor would not be horrible

On $1200? I don't think so. It will get you a 1070 but not a 1080.

Good build with the i7 6700K processor. You can't beat that price on the PSU 64 bucks right now even before rebate (the PSU in my PC right now)

What do you need the junk case fans for?

The case only comes with one in the front. So I would move that to the back and use the matching fans in the front. They function just fine not the best quality but really nothing wrong with them for the price. Bought a 4 pack of them a few years ago with blue LED's for my son's PC their still working just fine.
The case you listed I would add 2X 140mm to the front, I cut the cost in a few areas got a good PSU ( a bit of overkill but that's not a bad thing) and fit in the i7 6700K for your price. No disrespect meant
Their so many cases out their that it really comes down to the looks you like if I was buying a new one I would buy a FD R5 but that's just me I guess. The case I have now the C70 I love and have no reason to replace it I have it set up really nice.
Got to admit a very good price on the PSU even without the rebate.

That's one of those things I wouldn't spend money on it if I didn't have to. I'd much rather get my build setup and then figure out what kind of fans I need and how the air flow is setup before I start buying a bunch of fans. I've always emphasized quality over quantity no matter what the budget is. Things like case fans and other accessories are things I wouldn't spend a ton of money on, but I also wouldn't spend the bare minimum on either.

Both are bit over budget but I think they are worth it.

The i7-6700K build makes more sense for me as it will work great in all areas(including games). I traded in 1TB HDD for i7-6700K which is not bad as you can add HDD when ever you want.

Both are great for gaming.
