6700k/212x temps seem high

Hi, i just recently bought a new build and i put it together myself, but seeing the cpu temps im a little bit worried.

Specs

i7 6700k at stock speeds 4ghz no overclock
asus hero viii motherboard
asus gtx 1070
cm 212x - stock fan pushing air
4x corsair ml140 case fans
2x stock cooler master case fans
(case fans setup is 3 intake, 3 exhaust)
cooler master mastercase 5 pro
Arctic silver 5

Room Temp 25c
Battlefield 1 Temp after 5 minutes 60c
Bios Temps 30c
Bios Temps with all fans 100% 29c

Temps gathered from logitech gaming software, ai suite, and bios

The Situation

I didnt do a stress test, i was just playing Battlefield 1 (ultra 100fps) and i was getting around 60c after like 5 minutes in game, while my gpu sits at around 45c all game

My old pc's cpu used to only get up to around 50c (i5 3470, arctic i30co pulling air not pushing, 4 stock case fans) playing Battlefield 4, given that was on low settings but still at 100+ fps and 85 fov. That comparison is mainly why im worried.

I have re-applied the thermal paste and heatsink 4 times, the dot method, 3 with arctic silver 5 and once with the cooler master paste that comes with the cooler. Each time i removed the heatsink it looked like the thermal paste was applied perfectly and each time its still the same degrees. I even attached the arctic cooler fan to the 212x to make use of both fans in a push/pull at one point, but still the same temps.

The case has all the drivebays/hdd bays removed so airflow shouldnt be an issue. corsair fans are pmw and are set to go full speed at 50c, along with the cpu fan, the stock cm fans arent pmw so they are at full speed all the time and the gpu fans are only at 70%.i even cranked all the cpu/case fans up to 100% in bios and didnt see much of a change if any.

At this point im thinking its probably normal temps, even though on the website it says 52c under full load (probably just marketing to fool me into buying it), but it just seems a little high in comparison to the old computer, i even read a couple of forum posts where it said (and was linked to benchmarks) that the 212x was a better cooler.

I understand that my 2 pc comparison isnt the best, as they are different coolers, and the different clock speeds of the cpu would have something to do with it as well, and i know that these are safe temps, but it just seems a little off to me.

I have also read that it might be a defective cpu and just running hot, and the only thing i will add to that is i cannot enable xmp as it just gives me Q-code 55, might be a motherboard issue or a ram issue instead but i thought id just put it out there because it might be noteworthy.

Would you say these are normal temps ? am i just freaking out over nothing ?
any help or advise would be very appreciated

And i know 60c isnt bad and that its just about normal, but i just find it hard to believe that i can have better cooling with a worse cpu cooler in a more stupid placement (pull not push), with less/worse case fans, and more objects obstructing the airflow, and more than likely worse thermal paste, it just doesnt make sense to me.

i live in australia and its going to be about 40c in a month or 2 so keeping my cpu cooler than normal is needed.

(cannot use arctic i30co cooler on new build to compare as i only have the fan that was on it)

60C under load is just fine. You're well below the thermal limit of the CPU.

The Arctic i30CO comes with Arctic's own MX4 thermal compound, which is actually better than AS5....

8mm heatpipes work better than 6mm heatpipes..... larger heatpipes = better heat transfer and dissipation.

i dont really want to do the burn test as i dont want to risk it, as i know even with the information given hahah, but if you guys say the temps are fine i dont think i need to worry about a stress test just yet, as im not thinking about overclocking, just getting ready for an australian summer season.

Would the 8mm heatpipes and mx4 really result in a 10c drop though ? and would i get around that drop of degrees if i bought a similar cooler for the 6700k ? or is it because of the cpu having hyper treading/higher clock speed/ect. and that is considered on par with 50c for an i5 3470 ?

I cant get a noctua d14 as the ram is too tall and i cbf buying new ram just yet, but can you recommend a similar cooler with performance near the i30co that wont take up my ram slots ? or should i just get a decent closed loop as its not to much more expensive than a noctua ?
