Should I replace CPU?

I currently have a Phenom II X6 1090T 3.21 GHz processor which is a little old by now. I know its a decent CPU but I have noticed that the CPU is working pretty hard (according to Windows CPU gauge) in the 90%'s when I'm playing games like H1Z1, counterstrike, etc.

Now for counterstrike I do not notice lag ingame but maybe slightly longer than normal loading screens. For H1Z1 I definitely have slower than normal loading screens but the game still is playable. For reference I have a 1060 6gb GTX GPU as well.

I know these games are CPU intensive and the fact that they are in the 90%'s range of capacity according to the CPU gauge I am wondering if I need to upgrade to an i5 6600k as I am worried that the cpu is going to breakdown and if it will improve my gaming in more ways than just a faster loading screen and a few FPS.

Is it time for a necessary upgrade?

Hardware temps and memory. Computer not running any programs, computer on for about 5 minutes.

H1Z1 uses a crappy outdated engine that really hasn't been updated much. Much like many other crappy engines that claim Multi core support it likes to use certain cores Primary and will nearly ignoring others... yes it will use up to 4...kinda. Will a I3 and I5 give you much better fps? Yes simple because of how much more efficient they are over a Phenom. You can use these settings to lower the usage a bit as well as putting the game on a SSD to decrease zone load times.

These are the H1Z1 RAW settings you can cut and paste into settings page just copy and rename the original first. I'm sure you can tweak CS as well but I don't play that anymore and don't have anything saved.
