Hi guys i have asus h81mc 8gb ddr3 ram and i3 4160 gtx 970 im looking to upgrade my cpu to a new skylake in order to upgrade i need to change the motherboard and rams to ddr4 so what do you think is good to play heavy games at 60 fps on high my budget is 300-350$

You don't really need to change the motherboard, make sure you are on the latest BIOS and get an i5 45xx or 46xx CPU or i7 4770 or 4790 CPU
That will give you a good boost in speed over your lower end i3.
Or wait till the next gen Intel stuff is out which should be decently soon.
