I forget what features asus has in their default firmware but they run a single software image over all their routers. They have a router emulator that you can play with. Software wise the new and old routers run pretty much the same if you load the newest firmware.

You can to a point see what devices are connected, it will show the mac addresses. I think the default software has the ability to filter traffic by mac. It does have guest wireless.

I doubt any router has the ability to configure it with a phone. You likely could run a web browser based configuration but it is high risk to allow router configuration via wifi and it is extremely tricky since you can't really change the wifi settings while you use them to connect...
Do you get the 150m on wired or wireless. If it is wired then there is some issue, almost any modern router should get 250m. If you mean wireless then 150m is a pretty good rate on a 1200 router. These number a huge lies. The very fastest router generally only get in the 300-350mbit range and that is testing with unusual end user equipment. The main difference between a 1200 and 1900 series is that the 1200 is using 2 overlapping data feeds. The 1900 will use 3 overlapping feeds. To accomplish this the end devices must have 3 antenna. To use the fastest data methods the end devices must have 4 antenna. Almost all end devices have only 2 antenna so a 1200 router is the optimum match.

On the software question I would look at a router you can load third party firmware like dd-wrt. It has many more options than the factory. Asus and tplink have many models that support third party firmware. Netgear has some also but it is not as large a percentage of their models as asus and tplink

Get a "Billion" router, I have endless problems with Netgear ones - - fine for a few months then requiring a reboot nearly every week to restore WiFi function.

Since getting a Billion model three years ago (a wall-mountable model for more efficient cooling). It's been so reliable to the point of being boring - - it just gets on the with the job day in, day out.

Don't bother with Netgear IMO, if you get the R7000 from them, update the firmware to XWRT instead of using the factory firmware otherwise you will never be happy with the junk.

I much prefer ASUS these days...

First you need to plug into the fiber box directly without the sitecom. You need to be sure the ISP has everything right. Even a crappy router should get 250m on wired. I know nothing about the sitecom box but it likely uses the same chips as many other routers so it should perform ok. There are only a couple of chip manufactures that all router makers use.

You should have no trouble with any of the major brands. Asus, tplink, netgear etc. Stay away from "value" brands like belkin,trendnet,buffalo....mostly because their support is not as good if you have problems.

It is very strange but the router does appear to be causing a issue. When you run wired it is pretty simple. It is take data in the lan port changing the ip with NAT and sending it out the wan. This is all cpu based stuff and router cpu have been getting cheaper so you find very powerful cpu in even very cheap routers.

I guess all you can do is try to replace it.

You really should do the research yourself but if you want a specific recommendation then you can try a asus rt-ac56u. You can load the asusert-merlin firmware on it if the default software does not have enough features. Not sure on the exchange rates this router but it generally sells for about $100 but it was on sale for $50 at many places.

There are many other good routers that will do what you want

It is not like you are setting your router configuration all the time.

There are multiple hardware models of the ac66u. The main advantage the ac56u has is the processor is faster and it supports usb3 devices

Do not get led astray by the silly big numbers used in wireless. Your end device must support any of the features, the most common is the number of antenna. Most end devices do not support more than 2 so even if you were to buy a fancy router that claims 3100 it would still slow down to the same speed as if you had a 1200.
