Build with GTX 1070 or GTX 1080 with worse other components

Hey guys. I've been searching for good sales here in Brazil to buy my first gaming PC, or the parts to build one.

Currently, there's a sale of a PC with a GTX 1080:

MSI 1080 Armor/i5-6500/Asus H110M-C BR/8GB ddr4 hyperx fury/Thermaltake N21/Corsair 600W

But for the same price, I can build a pc with a GTX 1070, an Asus Z170M-PLUS-BR and 16GB of Ram.

I will be using the PC for 1080p gaming now and maybe 1440p in 1 or 2 years. Which one do you guys think is the best deal? For how long these builds last?

I also don't know if a GTX 1070/H-110m/8GB ram is enough for that...

Are you overclocking?
What retailer are you using?
What's your budget in local currency?
Prebuilts cheap out on vital components such as cooling, GPUs and PSUs they can't get rid of (I run a store, I know how this works. :p) make the user pay a slight premium, add a copy of windows, maybe add some LED strips and market it like crazy.

I really don't know if overclock is worth it.. my friend told me it could add about 1 year to the pc "relevance time", but i think the temp. raise would be a problem here in Brazil, because of the hot weather. My budget is about R$4500, and the main PC retailers here are Terabyteshop, Kabum and Pichau
