Listed internet speed is not correct?

Hello.

Just for a bit of background: I do a lot of CAD work on my computer, and am always downloading new programs that generally exceed 10GB in size. My father (I am seventeen) pays for very fast internet (from Xfinity), and I actually work in the same room as our router (a very nice, 1 year old Asus (model?) - it was top of the line a year ago and costed about $300.). I use an ethernet connection to get faster internet, connecting with a cat5e cable.
I have tested my connection speed (while wired) on about ten different sites), all of which yield around 160 to 180 mbps (megabits per second). However, when browsing the internet, sites take unbelievably long amounts of time to load (Using fully updates 64-bit chrome, Intel i7-4720HQ, 16GB RAM, 500GB SSD, so those aren't the problem). Downloads also take obscenely long as well, and this problem has been happening for at least 6 months at this point. For reference purposes, I use a Lenovo Y50-70. Any ideas on what may be the cause of this? It's insanely aggravating. Is Xfinity throttling every website except for those doing the speed tests?

I would note that some ad sites can get bogged down (whether you have adblock installed or not). If that happens, the page will not load until the download from the ad site times out. As for the download speeds, I can't say.
