i know my friends wifi router is slight far from me but running a speed test i get around 5-12ms ping 20-40mbps and 30-45mbps. other people around him uses his internet but seems no one has an issuse with it. But playing online mmorpg games i get a massive lag then soon just don't move at all stuck in some kinda loop i don't lose fps just a lag to a freeze.

So your on wifi is there any mirco wave between you and the wifi router ? I had a similar problem in my old place and the problem was when the mircowave was on it would kill any wifi connection while it was running. I actually bought a powerline adapter which worked great.

Are you all playing the same game? You might be 'pinging' to different servers in-game. A speedtest result is a ping testto a specific site/request, and not reflective of any in-game ping.

Are you sure it's an internet-related issue? A lag/freeze up may be hardware related...

3 mmos have done all the exact same thing lag during combat then freezes over time all the games was running at a stable framerate of 60-120 so i doubt it an hardware issuse.

well before i used to have a similar problem liked this but i resolved it by just using usb extender since i knew it was a range problem. everything seems to working well now besides online gaming combat im like 100% sure these games can't lag my system like this i play these games on a worst pc not much worst but...anyways if its specs issuse ill try to see if i can fix it. i just don't know why would it be that. online gaming on my mobile device works fine just only the pc having this issue.

also online gaming on xbox one s wasn't bad either no lags.

So every other device in the house works just fine (xbox, mobile, other peoples computers), your internet speeds check out...... so it's solely an issue with your setup?

It could be driver related, but that would usually result in you not getting online full-stop. It could be range, but again, you'd see this in more than just specific scenarios.

Can you post your full specs? Are you monitor temps of the CPU/GPU at all?
