Hello, So I have decided that I am going to wait for the kaby lake chips to come out instead of upgrading to skylake right now. To me the 5-10 percent fps increase is worth it. So I there are lots of good deals on z170 motherboards. I need to know if It is worth the extra money to buy the z270 motherboards. Also If anyone know the starting price of those z270 boards that would be great. Thank you in advance.

The 5 - 10% increase I'm afraid will turn out to be greatly exaggerated. Z170 is cheap just like last years car models... same concept, you pay less a everyone wants the latest and greatest and so an incentive is needed. Most go for the extra chipset features rather than the incremental speed increases.

keep in mind that...
Those who know are under NDA.
Others, like me have to guess.

Mostly new tech comes out at a similar price point with a 5-10% performance boost.
I would not count on that being a fps boost which will be dependent on your graphics card.

The real question is what the 200 series chipsets will bring.
In particular, the ability to run the Xpoint optane devices which may be a major improvement in storage performance.

When the kaby lake processors are delivered, you will know the answer for the motherboard.
I doubt that at that time you will want the older skylake motherboards.

keep in mind that, unless you like living on bleeding edge, buying when stuff 1st drops can be irritating:

a) 1st stepping boards will have issues that won't exist in later steppings
b) BIOSs take time to mature.
c) Some of last year's great boards become duds ... some of last year's duds improve.
d) The board you really wanted but wasn't available comes out a week after you purchase.
