Should i upgrade my i5 3570k?

I'm wondering if i should upgrade from my i5 to an i7. I'm willing to spend about $400 for a CPU/Mobo. I have someone selling me an i7 4790k with Maximus VII Formula for $400. I'm wondering would i get any gains from this or should i look into getting a 6700k with a somewhat decent mobo?

- I will only be playing games on this and stream if possible.

My specs-
- i5 3570k overclocked to 4.5ghz { 212 evo cooler}
- z77x-up5-th
-2x4 1600mhz ram
- g1 1070 gpu

Edit- or should i spend the money on a nice gsync monitor?

Its hard to say, $400 is a steep price to pay for only a small performance gain. You have a good overclock, a good video card, and a good motherboard. The i5 3570K still offers plenty of performance. You were looking at the i7 4790K, which while a nice CPU, its only one generation ahead of Ivy bridge. You are probably better off spending your money on an i7 3770K if you feel like you need more threads on your system.

It's not worth upgrading from it to a gen newer i7, I understand that a 1070 gets bottlenecked sometimes in BF 1 and some other games as I have a similar setup but you'd probably be better waiting for Zen/Kaby like me and see what that brings. 6700k isn't a bad call but it's been out for awhile and I don't like buying older tech :D
