Wired/Wireless internet through router less than 10mbps download

I have WOW! ISP, 110down/10up internet.
Our situation is unique, in that we rent a tiny house in the backyard of a main house. The internet connection comes into the main house and connects to the DOCSIS 3.0 cable modem, from the LAN port on the modem it goes back outside through CAT6 underground cable all the way to our tiny house.

I've tried the two different wireless routers separately, and when connected to either of them, my Ethernet-connected download speeds are terrible, about 10mbps or less.. Note that both of these routers are 10/100 only, without gigabit LAN. Wireless is about the same, maybe a bit less. Upload is the correct 10mbps.

Just for giggles I pinged the modem and also ran a traceroute through the router and got good results. Also, the internet speed does not seem to fluctuate with time of day or anything.

When plugging the internet line from the modem through the underground CAT6 and straight into the computer (bypass the router) I easily get 100mbps download. I have my eye on the TP-Link Archer C7 wireless router, but before I buy a new one, I just want to see if you can think of any other issues?
