€2000 Gaming Build 1440p Total War

So I'm looking to build a gaming PC, budget isn't too big of a concern but I don't want to go over €2000, I want to build something between the sweet spot and enthusiast range. I want to play total war games at 1440p with max settings and demanding mods at 60fps, so I guess what I need to know is will a 1070 be enough or will I need to step up to a 1080? I'd rather not because the 1080 feels a bit too extreme for me. Any Total War players out there?

I know the processer is important for these games so I'll go with a 6700k overclocked to 4.5ghz maybe, I'm not interested in zen or kabylake as I've heard they won't support windows 7, is this true?

Recommend parts lists would be great, including 6700k overclocked (so air or liquid? Something that could reach over 4.5ghz maybe), decent mobo noting extreme(wifi must-have), 1080 or 1070, 500gb ssd, 1tb hdd, 16gb ram, seasonic psu, functional strong case with decent looks.

I'm looking for reliability and want to try and avoid overkill if possible.

I know I'm a bit all over the place here, this is my first time building a PC and pretty much my first time posting something on a fourm! But any info at all would help me out a lot.

Consider holding off a bit as the 1080 Ti should drop right after XMas and if if ya don't spring for one, the price for 1080s will head south big time ... when the 780 Ti came out I bought 2 and saved $320

Fastest gaming cpu. Fastest gpu after Titan. One of the best motherboards( http://www.tomshardware.com/reviews/best-motherboards,3984.html ). The psu is XFX but they are essentially created by seasonic. M2 ssd should be a tad faster than your regular ssd. Prices are in PCPP Dutch version as you have not mentioned location, but should not be too much of a difference on conversion. All parts are compatible.
