Xeon E3 1231 V3 or i5 6600k in 2017

First off, I live in Canada so the prices may be much different. Ok, so I have been looking at new processors for another build and have decided between the Xeon E3 1231 V3 and the i5 6600k. I will be mainly using this for gaming, a bit of editing, and possibly some rendering. Normally, I would just go for the newer socket, in the lga 1151, but I have 16GB of DDR3 Ram that I would prefer to use. This would save me lots in the budget as well. So, seeing as the Xeon is on an older socket, will it be ok for longevity? I would not want to upgrade for quite a while. BTW It would be paired with an RX 480, so I do have a card for it.

I would go for the Xeon E3 1231 V3 as it lets you keep your DDR3 and it has hyperthreading which the i5 6600k does NOT. So in a multi-threaded process like video editing that Xeon with hyperthreading could run laps around the i5 6600k even though its older. Also many AAA games like BF1 and Crysis 3 love the extra logical cores that hyperthreading offers.

I think the money saved by keeping your current DDR3 and motherboard could better be saved for a future GPU upgrade, or better yet more money in your pocket for the holidays.
