re-figuring the home network

I work from home. And internet is provided by my employer. So, my modem HAS TO BE in my office, which is in the corner of my home.
I currently use an ASUS RT-AC56U Router at that point in my office. It used to work fine.
Now, my household has 4 smartphones, an XBOX One in the middle of the house, and a roku in one far corner, and 2 laptops in the other far corner, that often try to stream shows/movies.
I put a TP-LINK AC750 Dual Band Wi-Fi Range Extender (RE200) in the middle of the house, and it seems to work for some stuff.
But, at night, when the teenagers are watching their laptops, my roku bogs down.
I know that, ideally, I should have my router in the center of the house. But, as I said, I HAVE TO have the modem in my office.
I would like to have the XBOX have a direct wired connection... and I am thinking about running a 100ft cable from my office to the living room. But that wont help with the Roku at the opposite end.
MY QUESTION: Should I get a 2nd router, put it in the living room, and hard wire that to the gigabit port in the router in my office? If so, how do I do that? I don't think I would need a high end router.. my home is only 60ft by 30ft. Maybe a TP-Link Archer C7? Any advice?

What about turn off WIFI at its current location? I don't mean move or unplug box completely, am saying go into the configuration of this box and turn off its WIFI ONLY... then run your ethernet to the center of the room to an Access Point.

For me, the cable is easy. I can just throw it across my attic very easily. I prefer that for the Xbox.
But this doesn't solve the problem. My Extender is sending 2.5GHz signal to the far end of my house, where we are sharing it on up to 3 different video streams (Roku, Laptops, PHones)... I really need a stronger signal at the other end of my house. And those rooms are on different circuits, and my understanding is that this results in problems for the powerline adapter.

I need to decide... do i run an ethernet cable from my modem to the center of the house, install the router there, and run another cable back to my work computer? OR... do I run just one cable from my router in the office, to a 2nd router in the center of the house?
