Should I Spend the extra money on buying the I5 6600K and a Z170 MoBo or a GPU

Should I spend my leftover budget on buying the I5 6600K and a Z170 MOBO with GTX 970 instead of the I5 6500 and a H110 MoBO or buy 6500 and H110 and instead get the GTX 1070 upgrade. Which one will give me the most performance increase in games on 1080P monitor.

In Short

1)Buy 6600K+Z170 and use them with my current GTX 970 GPU
or
2)Buy 6500+H110 and buy GTX 1070

Strictly for better gaming performance like Fallout 4, GTA, and the latest games

I do not know what cpu you are upgrading from.

You will likely be pleased with either option, and for fast action games, a stronger graphics card is good.
But, at 1080P, GTX970 is still plenty good.
Some games are very dependent on the cpu.

With Kaby lake near launch, I think I would wait for the unlocked I3-7350K .

I think, long term, the I5-6600K will serve you better.
And, nobody should buy a i5-6600K and a Z170 motherboard without applying some level of overclock to it.
In the future, it will be much easier to upgrade a graphics card than a cpu and motherboard.
