Low fps with msi gtx 750

Here are my specs:
NVIDIA GeForce GTX 750
AMD FX-6350 overclocked to 4.2GHz
8Gb DDR3 1600Mhz RAM
MB Gigabyte Technology Co., Ltd. 970A-DS3P
OS windows 10 64bit

So I have updated all my drivers and I have changed the nvidia 3d settings and i have msi afterburner to change the fan speed and im getting really low fps on gta v and h1z1 and pretty much only games that i get a good fps are black ops 2 and counter strike global offensive
I mainly play csgo but it would be nice to play some gta or h1z1 here and there
Any ideas?

By 'low' FPS, how low are we talking here? With that card, you should be able to get 40+ frames most of the time on high settings (with SSD and i3 processor) with occasional dips into the 30s if you've only got 1GB VRAM. I'm noticing a trend among these threads, a decent GPU that should be doing well, and an AMD processor causing bad frames.

I have 2 guesses as to what causes this:

1. Your graphics card is overheating. As a result, it's heat throttling itself (by significantly reducing clock speeds) to prevent further damage. Are you able to record your GPU temps for us so we can have a look at it?

or

2. It could be your graphics drivers, but less likely.

I dont think its over heating since it never goes higher than 75 degrees celsius and my temp limit is set to 80
Could it be a memory leak or something like that? Or something to do with my cpu?
