CS:GO HIGH VAR & Super Low FPS.. Fix?

So, Lately i've been getting around 40 fps on csgo (for about a second it will go to MAYBE 90). I used to get about 200+ fps on Low settings with 1280x720 resolution. It's un-playable with 40 fps. On other games such as BO2 it will run just fine 150 fps+. I think it's my high var. I've tried almost everything you can do in all the "fps tweaks" on steam forums and reddit.
I even tried overclocking my cpu.

Here are my specs:
amd fx 8320
asus gtx 750 ti
msi 970 motherboard
8gb ram
 
If your getting high var in net graph that means your server all over the place performance wise. If its in single player then means your CPU is seeing heavy use. Check for virus or programs running stealing CPU performance. Could also be low settings have moved all your GPU workload on your CPU. Set GPU settings to medium at the very least. CSGO has become a memory leak feast and overly needy of RAM. You could also get another 8GB's.

I went to weapons course and it was at 1-2 nothing TOO bad. I had about 130 fps constant.. Which is WAY better than when I go on any mp server. What does that mean?
 
Did you ever try the memory leak fix for csgo? Try each of these and see if they help.

Run CS:GO in XP SP3 mode: create a desktop shortcutand right-click on it, go to Compatibility tab, tick Run this program in compatibility mode for:, choose WinXP SP3.

Run CS:GO as Admin: create a desktop shortcut and right-click on it, Run as Administrator.

Write "cl_disablehtmlmotd 1" in the console: you have to activate this first, in Settings - Game Settings.

Use "-processheap" in launch options: Library - CS:GO - Properties - Set Launch Options.

Set Global Shadow Quality to Very Low: Options - Video Settings - Advanced - Global Shadow Quality -> Very Low

Settings.mem_level in "video.txt" to 0: C:\Program Files\Steam\steamapps\common\Counter-Strike Global Offensive\csgo\cfg\

Delete the file "video.txt": C:\Program Files\Steam\steamapps\common\Counter-Strike Global Offensive\csgo\cfg\

Set Virtual Memory to Automatic for Windows.

I just tried everything.. Nothing worked :(

 
Try these luanch options. -novid -nod3d9ex -threads 8 -high

Change 8 to 4 and test a second time.

Go into your config folder and make a back up of your video.txt file. The paste this of the old video.txt and save.

I just did, Did not work. I just had this PC built about a week ago also.

Like even when I press TAB for scoreboard my VAR shoots up +10 and i drop like 40 fps.
