So I gave up on trying to make the xeon work on my older board and bought a better one.
When I first installed the Xeon, it booted normaly. I went into BIOS, saw the OC fine tune option and I went: "well what could go wrong, I want more beef." So I fine tuned it for 0.5 value, which jumped from 2.8GHz to 3.18GHz (didn't OC the dangerous stuff like FSB or something, just the fine tune option). Saved and rebooted and my nightmare began.

All 6 phase LEDs lit up and it went into a reboot loop every 4 seconds and kept rebooting for 20mins if I let it on. If I put in the Pentium E5700 the phase LEDs are still lit up, but it boots normally into windows.

I tried underclocking/undervolting or how you say it. I flashed the BIOS with the latest original BIOS- problem still there. I tried flashing the BIOS with infused microcodes from these sites:
http://tanieprocesory.pl/en/bios2-2/
http://genius239239.myweb.hinet.net/771/
I did not try the one mentioned here, actually: https://www.bios-mods.com/forum/Thread-request-bios-for-GA-EP45-DS3-to-support-xeon-e5430

I also tried booting the Xeon with no GPU and only 1 stick of 1GB RAM and still no cake, the same problem. I scoured the forums, some had a problem with the PSU, some with the actual MBO.. I seriously don't know anymore what's the deal here.

The PSU is: Sharkoon WPM 500 v2, all the connectors are.. connected, not that kind of noob.

The youtube video is: https://youtu.be/CK23CAZ89Cc

Uploaded some more info: http://imgur.com/gallery/Amwr3

Help, pls.

First mistake, you shouldn't have tweaked with the BIOS when working with a Xeon and a LGA775 mod kit. Second mistake I picked up on, why don't you have a heatsink on the processor when you had it booting up? I assume the CMOS Checksum error came up after you flashed your BIOS with the modified third party BIOS? If so have you tried reflashing the BIOS with that found off of Gigabyte's site(starting from the first revision and working your way up to the latest)?

Third mistake, you have what looks like two mismatched sticks of ram. Mind sharing your full system's specs:
CPU:
Motherboard:
Ram:
SSD/HDD:
GPU:
PSU:
Chassis:
OS:

Lastly did you remove the CMOS battery for at least 15 minutes before replacing it?

Rule out your PSU as the culprit by borrowing a reliable unit from a friend/neighbor with at least 550W(assuming that would be enough for your system since you didn't state your full system's specs) and try the system when breadboarded.

The heatsink was off because I was in the middle of disassembly/assembly, just so it can boot into BIOS, which it could. The CMOS checksum error appeared after I finally gave up and cleared the CMOS with a jumper and put the Pentium in.
I tried the original BIOS and with the 2 infused ones, and nothing.
I didn't try all the BIOS versions one by one.
I removed the CMOS battery for about half an hour (which is again for clearing CMOS?) and nothing.
CPU: Pentium E5700
Motherboard: GA-EP45-DS3 rev 1.0
Ram: 2X1GB GSkill -dualchannel- 2X1GB Hynix / 1X1GB hyperx kingston -dualchannel- 1X1GB kingston
SSD/HDD: 160GB WD Blue
GPU: AMD Radeon HD 6870 1GB 256bit
PSU: 500W Sharkoon WPM 500 v2
Chassis: some basic off the shelf ~50$ midi tower
OS: Windows 10 64bit

Could the PSU still be a problem if it still boots the pentium?
I'm just flabbergasted by the phase LEDs lighting up..
And yeah I did try booting the Xeon with only 1 stick of ram with the heatsink on and no GPU, still no cookie.
Right now I'm using the Pentium OC-ed to 3.52GHz, 6GB RAM fully loaded, no problem even at full load.

What I meant by the BIOS was to download the Original(not Xeon Microcode infused versions) from Gigabyte's site and reflash your BIOS starting from the first revison and work your way up. I'm leaning more towards you breaking the BIOS with the Xeon drop in more than anything. unless you have access to a reliable PSU your guess is as good as mine with the lights.

Apart from that it's bad practice to mix and match rams. You either work with a matched pair or the single most highest capacity ram you have at your disposal. You don't wear mismatched pairs of shoes, now, do you?

I got it to boot!
Re-installed windows and put only 1 RAM stick and voila.

But now I got another issue, of course.
It starts the reboot loop if I put in all the different RAM sticks, now only works with 2X1GB GSkill and 1X1GB Kingston in dualchannel.
If I put in any other it starts to reboot.

I flashed the latest BIOS with the Xeon microcodes. Could it be because of the tweaked BIOS?
Because when I put the Pentium back in (with the xeon bios) it boots with all memory modules.
And the Xeon only boots with the Gskill and kingston in dualchannel.

Any ideas? Just want to know, I like information.
