Upgrade my i5 3470 to skylake i5 / i7?

Would like to know if it would be worth my while upgrading my current i5 ivy bridge to a skylake i5/i7 I know I would need new mobo & ram, I have had this CPU for 4 years now and feel it's the right time but will I see a performance increase?

Current Setup:
i5 3470 @ 3.20GHz
GTX 970
12GB RAM
Samsung evo 850
2tb hdd

Short answer: Yes, in some games.

I had an i5 3570 for like 4-5 years but now decided to upgrade to an i7 6700k. The performance difference it noticeable is SOME games such as Forza Horizon 3, BeamNG.drive and other CPU heavy games.
Also, I don't think Rainbow Six Seige and GTA 5 is CPU heavy but I got about ~100fps on high settings 1920x1080.

In games such as The Witcher 3, The Division and I did not notice a too big of a difference.

I did, however, overclock both my GTX 970 and i7 6700k @4.5Ghz.
