I7 5820K VS I7 6700K for gaming in the next 2-3years

I can afford either one of them and i know the i7 6700k is better for gaming right now but with dx12 games coming out in the market from this year on. I was wondering if the i7 5820k would eventually be better since these new dx12 games might use more than 4 cores. And are there any games out currently that gets better fps on the i7 5820k than the i7 6700k? I'm planning to pair either one of these with a GTX 1070 and 16gb of ddr4 2400mhz. Thanks.

I know this is kinda a jerk answer, but at the end of the day right now you won't notice a difference in most games, some make better use of the cores and some make better use of the IPC, both are great chips though, you'll have to look up benchies on specific games that you play to find out which chip is better or worse, in general, the safest bet here is the 6700k or now, 7700k (2 generations ahead of the 5820K) By the time it's gonna matter which one is better, there will be another 2/3 generations out and by that time the 11700K or whatever Intel is on might be a 6 core 12 thread chip, and that will be the better against maybe the 8 core 16 thread chip. It's hard to speculate where game developers are going because both camps have...
