save up. And look around for good used old xeon. If you are living in united states, there are tons of old xeon that are far superior in spec (some for less than $40).

I lived in Asia and I just finished building my xeon (12 core 24 thread but low clock 1,7GHz) which I get for $120 used from Japan. Gave it good motherboard (asrock Taichi $250 in US) and 4x4Gb DDR4 ram ($100). It can laughed against i7-7700K in games that uses hyper threading. I used Battlefield1 as comparisan as this game is well known as i5 killer due to its crazy demand on hyper threading. My cpu work less than 25% while i7 work around 70%.

Similar result for The Division, Farcry primal, and The Fallout 4 although i7 result are much lower, but not lower than my xeon.

If you know your way, there are lots of way to get best of buck. Safe up until around $900 then you can start asking for the best build with your budget.
