Choosing between Z270x and Z170x Motherboard Gigabyte

I am planning to buy a PC, It was supposed to be bought this or next month. This time I saw new Z270 based motherboards. Whatever, I chose Gigabyte Z170x Gaming 3 at 192$ (local price).
Now I see new motherboard Gigabyte Z270x K5 of almost similar price, 205$.
I can't see any subtle changes between them as to prioritize Z270 Gaming K5. Now will it be a good decision to buy the K5? Or should I buy? If not I can save some money. There is only one unknown thing optane storage in the new one.
My CPU will be 7700k. What you experts suggest?

Since you're going with the Kaby Lake processor, you should go with the Z270 Gaming K5. The Z170x Gaming 3 would require a BIOS update in order to support the Kaby Lake processor.

If you are going for 7700k, without having a skylake processor handy, then 270's are the best bet, else you are taking pot luck as to whether the bios that arrives has support for kaby lake. We've already had 2-3 threads on here for non booting 7X00 with 170's that I'm aware of, probably more that I'm not.

As long as you're getting the newest CPU (Kaby Lake, i-7700K), I would also go with the latest Z270 motherboards. New features aren't that impressive, but why not get the latest? Optane will be big, but it's a ways out in the future.

If you do get the Z170 board, make sure to update the BIOS to make it compatible with Kaby Lake CPUs.

One of the shop has been contacted and they agreed to do so. Is it safe then ?
