help needed for noob pc building

Hi. I'm taking up a part time job to be able to afford a gaming PC. It would be awesome if you guys can give me sound advice about parts I'm planning to buy because this would be my very first build. I do not plan on overclocking. Also I'm from SEA so (A) online stores are no-go for me and (B) I do not have a great selection of parts. Lastly, the prices I'm using are local prices, just converted to USD to give you some idea.


GAMES I'M EXPECTING TO PLAY 1080 60FPS with some mods for the OLD ones
DA:O, DAII, ME Trilogy, Bioshock, Skyrim, Fallout, Max Payne 3, Kingdoms of Amalur, Dead Space Trilogy

I'm not planning to play Crysis, Metro, Arma, etc that can put your PC to it's knees. But I'm hoping I can play Tomb Raider, Doom 2016, Witcher 3 at HIGH with some tweaking and get 45fps. If not then i guess that's okay.

COMPONENTS:

Intel core i3-6100 ($111.8)
i5-6400 is already at $173 and 7th gens are WAY too expensive here

Gigabyte GTX 1060 Xtreme Gaming 6GB ($317)
I can't go any higher than a 1060. Should i stick with Gigabyte? There
are cheaper versions like Asus STRIX, MSI Gaming X, OC, Armor, AMP!.

Kingston HyperX Fury Black DDR4 2400 2x4GB ($74)
There is a cheaper G.Skill Aegis DDR4 8gb at $65 and a Ballistix too. Basically I want RAM that are slim and with no frills.

WD Caviar Blue 1TB 7200RPM ($47)
Can't afford SSDs

AsRock Fatal1ty H170 Performance ($119)
This board just looks damn good but many are dissing AsRock. There is a cheaper Asus H170 Plus at $110.8, but Asus tech support sucks from what I heard. There is a much expensive Gigabyte H170 gaming 3 which will cost me an additional $40, and I'm trying to avoid that if possible. So is it safe to use a cheaper mobo? Or is there a price point I want to buy to avoid a mobo breaking down on me?

I really want this case. It is so minimalist and boxy as it can get. Very simple. Good reviews. Easy to build with for beginners according to reviews.

Please advice me with the parts and also if you guys can bring the price down with very minimal effect in performance that would be very great. Thank you very much!

$119 is way too much for a H170 motherboard. I wouldn't pay more than $80 for one. ASRock makes good boards and Asus has fine customer support. Don't be afraid to consider a B150/250 board as well.

The RAM is fine. Getting the cheaper RAM would be fine too. How much more is 16GB?

Hard drive is fine.

PSU is a great choice.

S340 is a great case, but I recommend spending a little less here.

I feel like you could save enough money on the gpu, motherboard, and case to be able to get an i5 6500 and possibly even 16GB RAM. Of course I could be wrong since I don't know where you are buying from. The i3, hdd, psu, and case are all in line with normal US pricing which makes me believe you could spend much less on the gpu and motherboard for sure.

You're right, we're really fvcked by resellers here. Though I can hunt additional stores. Here are the prices for other components:

You should be able to keep the s340 and get an i5 too. The 6GB 1060 is not worth THAT much extra over the 3GB 1060. That 4GB Sapphire 480 looks like the best deal probably. Avoid the blower style cards. Your psu is great for any video card on the market. I wouldn't get a H110 motherboard if you don't have to. Surely you can find a B150.
