New $1400 Canadian PC Build

Hi, I'm building a PC for a Canadian friend whose budget is $1400CAD. Everything has to be able to ship to Vancouver. They already have the monitor, keyboard, and mouse, but need everything else. They would like be able to play AAA games (with reduced settings if necessary), but they say anything is better than the All-in-one piece of garbage they are using now.

Here's the build I was thinking. It's based off an old one, but with some updates. I'd love some feedback and/or some suggestions and improvements.

- Changed to a stronger processor to allow a bit of recording if they so happen wish to record videos in the future or even edit a video.
- I would change the case due it being a case that may be hard to make pc in as the edges tend to be sharper then regular cases but since you are building it I assume you aren't a beginner and will leave it at that
