The ZEN chips aren't going to be cheap.. they may come up with reduced models later on but for the price of one of these Athlon X4's at around $70.00 it's hardly worth waiting.
The 845 is locked so if you want to overclock the 860K is the best performer (after the 880k) on the benchmark charts, so it's well worth the extra $5.00 if you can't find it cheaper.

You may have to wait years before a ZEN CPU comes down to your budget and though you may have saved enough by then, you'll also need a new motherboard, and DDR4 RAM kit. It's better to get a 860k and enjoy while you wait and save up for a ZEN build.
