Cause of these Lag Spikes?

Lag spikes occurring every 2mins or so for any mmo game I try to play. Internet works fine for everything else, including single player online games, live streams, and downloads.

Modem/Router is an old billion Bipac 7700n. 2 PCs connected via ethernet and 3 Mobile phones connected via WiFi. All 5 devices lagging when playing mmos, but can all live stream and download just fine.

Started a large download since I posted just to make sure, no drops in performance. Trying to access the router via it's IP just hangs so I can't perform any firmware updates (if any). Network cards up to date. No changes to network settings in months, problem occurred last week (and hasn't gone away).

I'm guessing packet loss somewhere but can't seem to isolate it. Anytime my lag spikes (disconnects) do occur, a quick refresh will connect me back to my mmo, with no noticeable extra load time across various games. Pings to my router, google's servers, and various online mmos show no packet loss (only done 100 pings each so could be small sample?). Had multiple lag spikes during Ping tests, still no packet loss shown. Lag spikes seem to occur independently; I would have multiple instances of a game running, one instance would dc but the other still runs fine. Leaving my computer for ~10mins and both instances would be guaranteed to disconnect.

Dunno if this might narrow the problem down but one of the mmos I play attempts to automatically reconnect you without any action from my end if you do disconnect. Worked like a charm in the past but fails to reconnect me now. Left the game running during my download that didn't drop, game thought I was offline the entire time and never attempted to reconnect me.

Thing is I have 2 different PCs on the network, both experiencing lag and dc on different mmos (not just specific to 1 mmo). Hence it's even more unlikely cause would be related to 2 different network cards both went into some sleep mode at the same time, and it just so happens the route path to (so far) 3 different mmos is the issue. The lag only seems to effect mmos; downloads continue fine with no noticeable speed change when getting lag spikes/disconnects.

Fairly certain problem lies somewhere with the old Billion Bipac 7700n modem/router; thing is over 5 years old. Note that I can't access the settings on the modem, any attempt just hangs and the request times out. Not willing to do a factory reset on the modem at this point in time since I can do everything but play mmos just fine; and don't have a backup modem in case I still can't access settings (hence can't setup) after factory reset.
