DDR4RAM issue New build

HI everyone,

I just finished a completely new build. i've been using these forums alot during it has been very helpfull :D

My current issue i have is with my new4x4Gb Corsair vengeance LPX DDR4 2800 MHZ blue
i am using a new motherboard which is the ACER Z-170-P
a new CPU which is the Intel core I7 7700K @4.20GHz Kaby Lake
a new GPU which is the EVGA GTX 1070 FTW Hybrid


Everything is working as it should except for the RAM
I have 4 sticks of 4Gb and windows only detects 8Gb of it
I have tested with 2 using only 2 ram sticks.
these were the results
use 2 RAM sticks in only DIMM A1 + DIMM B1 = 8gig detected (7 Gb useable)
use 2 RAM sticks in onlyDIMM A2 + DIMM B2 = 8 gig detected (7 Gb useable)
I have swapped around with every RAM stick i had to make sure they all work, and they all do
use all 4 RAM sticks DIMM A1 + A2 + B1 +B2 = 8 gig detected

Clearly all the DIMM slots are working as they should
and so are all 4 ram sticks
I have noticed that in my BIOS the frequency is set to 2133 MHZ instead of the 2800 they can handle.
When i try to RAISE the frequency in my BIOS i will reboot to a 'Overclocking failed' please reset to defaults.
when i lower the frequency , which i did to 800 Mhz i can start up just fine without errors. but still only detects 8gig of RAM

When i try to assign or use a XMP profile which is made for this type of RAM i will reboot to a 'Failed overclock' please reset to efaults aswell.

The voltage in the BIOS is set to 1,2V which is correct.

I have checked the MSconfig - boot- advanced options - maximum memory , this is unchecked.

I have read through most topics relating RAM issues who sound alike mine, but i haven't ran into a problem where all 4 DIMM slots are actually working and the RAM sticks are aswell.

On a sidenote CPU-Z detects 18gig of ram. when i go into BIOS it shows me that all 4 DIMM slots are filled with a 4Gb ram but says 'availlable memory 8192Gb'

Second sidenote. This is the 2nd Z170-P Motherboard i am using, yesterday i had the first one i ordered which had 2 defective ram DIMMs

P.S. My bios and chipset has all been updated with the acer tool that came with the MOBO to the latest versions

Try updating the bios. There are lots of memory issues typically solved with those updates. And that CPU isn't actually supported by that board without one so it could be doing some sort of weird default setting just to run.
