Replacing some parts. See any issues/have any suggestions?

My motherboard shat last weekend. Want to update to 7th gen, and need the following parts.

Motherboard, CPU, Ram, PSU

The rest of the stuff on the list are all the parts from my old build I'm hoping to reuse. I have a budget of $500 CAD and currently have those four parts at $470.

(I also looked into the G4560 but it was sold out on Newegg.ca and I'm trying to keep it all to a single purchase)

Any comments or suggestions? I'm open to anything just keep in mind $500 CAD is a mere $382 USD these days.

performance wise, gaming or not, i5 have 4 real cores. if you overclock it to 4GHz or higher, it will perform better than i3 of any gen :)

Anyway, if you are going to buy things to replace / upgrade them, following makes more sense for this budget:
Decent MB and PSU.
the CPU is practically the same as i3 (you will not fill less cache and 200MHz) but cheaper.
Just a bit faster ram for few $ less

I don't do too much hard gaming anymore - not to say I won't in the future - but I'm mostly looking for a board that I will be able to throw a new CPU and GPU on in the near future when it's needed and when money isn't so tight.

I've had a *cough* generous benefactor offer to foot the bill for a few replacement parts and I want to use the opportunity to move up to 7th gen.

That being said I'm worried about the i3s performance alongside my old sandy bridge. I guess I'm going for what future proofing (or the potential for) I can get for my $380 budget.
