Budget Gaming PC £400

I need a build for a gaming PC below £400 that can play and run GTA V at an acceptable frame rate. I already have a power supply, monitor and case. I really just want a PC that can run GTA V for a year or two and then I will upgrade the components. Please can anyone help me out and create me a build.
 
Solution
Two builds, one adding case/PSU and increasing budget, other maintaining £400 budget.

Be advised with the second build with the H110 mobo that you could have a BIOS update issue. If the board comes with BIOS version 1.4 or greater, the CPU will boot, no issue. If the BIOS version is older than 1.4 then you will need to use a Sky Lake processor in the CPU in the socket to allow the system to boot and subsequently update the BIOS. Kind of a chicken and an egg thing.

Well my PSU is very old and my case is also very old so really I am looking for a new case and PSU aswell. I didn't put it in the question because I thought they were fine but after looking at both of them I realised that they are old, outdated and are should just be replaced
