Should I bother upgrading my DDR3 ram or just upgrade the entire build?

I have a pretty old build which is getting very long in the tooth at this point. Initially thought I could split up buying RAM, GPU, and CPU/mobo at different points to spread the costs over time, but just learned DDR3 & 4 are not compatible, and I don't want to dish out $100+ for DDR3 memory that won't work when I upgrade my CPU/mobo. I can't just add 2 more memory sticks, because my CPU fan is covering one of the memory slots. Here is what I'm *currently* working with:

- CPU: i7-4770K, with Cool Master Hyper 212 Evo
- PSU: Seasonic X-series SS-650KM^3 (650W)
- RAM: G.SKILL Trident X DDR3-2400 PC3-19200 2x4gb (8gb)
- Mobo: Asus Z87-A
- GPU: Gigabyte GTX 770 4gb rev2.0 GV-N770OC-4GD

I can't really keep much aside from the PSU and case. I could upgrade the GPU separately, but my RAM is currently limiting me and giving me low memory warnings on newer games. I can't upgrade my RAM (to 16gb) without changing my mobo (to support DDR4), and if I change my Mobo I'd need a new CPU (read: I might as well upgrade to a LGA 1151). So its a bit of a vicious circle.

With that said, according to Tom's Hardware bottleneck guide my 4770K shouldn't be a bottleneck even at GTX 1080 level, and I'm looking for upgrade to a GTX 1070 but I'm not sure if that implies it must be OC'd past factory, since the 4770non-K is "bottleneck in worst case scenario" (although I believe the 4770K is slightly faster clocked by stock so maybe that's not the case). Which ties me back to the LGA 1150 mobo, none of which (from what I can find) support DDR4.

Is it worth dropping $110-120 16GB DDR3 RAM? I'm not sure how much more life I can get out of the i7-4770K, if I have to replace it within a year I feel like that RAM would just be a waste of money since it wouldn't be compatible with the new mobo. How much more life could I get out of the 4770K? The goal is to eventually get a Vive. The only good to come out of this is that a GTX1070 would work no matter what, but again, I don't want to buy one before getting more RAM, since I'll never get to see those graphics due to constant low memory warnings/crashes.
 
Actually you can.
Just put fan of CPU cooler on the other side of the cooler. Fan is easy detachable. You'll need to reverse fan orientation also, so that airflow direction stays the same.

 
Honestly for gaming you can probably get another 2-3 years out of a 4770K, espically considering the lack of CPU change from Intel over the past few generations and the lack of demand from games with higher CPU performance.

Also you shouldnt have any problems fitting ram with a 212 EVO. I have a Intel system with all 4 slots full of standard height memory and a 212 EVO installed and still have space left over.
Also you can just slide the fan up as well.

yes you are technically correct. I do have a bit of a push-pull working with the CPU fan and the fan at the back of my PC case tho. I wonder if I would actually see any difference tho, since its not a "real" push-pull. I will have to give this more consideration, since I could just get another set of 2x4gb Tridents for about $60 vs a fresh set of 2x8gb Tridents for about $110.

Are there any issues with running all 4 memory slots that I'd need to be aware of? Or will it be a simple plug and play?

Even with the removable fins of the Trident, it still doesn't look like it would clear between the mobo and the fan. Its like 3mm too far forward over one of the memory slots, so annoying lol. But as SkyNewRising pointed out, I could just move the fan to the back. I am just curious if this would cause any cooling issues, I doubt it would but idk for sure.

I see what you mean about sliding the fan, but even doing so I don't think it would clear the fins, so I'd have to take it off the last one, and not sure if I'd want just one running without it, might cause issues with consistency between the sticks. Would rather not take all 4 off either, I don't think it could have a heating issue but I'd rather not mess around, so I think moving the fan would be the answer
