You might need to lower expectations. If you want to run >100 fps in modern games CPU strength is equally important to gpu. For 1080p 144Hz I would not go no lower than a 7600k & GTX1070 but even this will dip under 100 in heavy cpu games, a 7700k does show material benefits in some modern games when going for high fps. It not average fps that matters but minimum.

I would like to spend no more than AU$1200, the pc i asked about above costed around AU$800 on ebay and i live in australia so i am looking online
