V sync problem

This is my PC Specs
CPU - i5 4590 3.30GHz
RAM - 8 GB DDR3 1866MHz
GPU - Zotac GTX 1080 Mini

The display I am using is a 47" Full HD 3DTV(60Hz).When I am playing Crysis(The first one) @ VERY HIGH graphics setting I am getting frame rate between 75-100 FPS which is awesome but since my display is only 60Hz I am experiencing a lot of screen tearing.So naturally I turned on VSync but upon doing that I am getting 22-25 FPS.WHAT GIVES?? Can someone please help me out here.I want to play Crysis at a steady framerate of 55-60 FPS at VERY HIGH.

No that's not the case.This usually happens only with older games like Crysis and GTA San Andreas.When I turn on VSync in modern games it works perfectly.For all the modern games I play, when the FPS is above 60 I turn on VSync and after that I get 60FPS.No issues at all.

It works but still there is a problem.As per your suggestion I installed MSI Afterburner.Went to settings>monitoring>scrolled down to find frame rate,then set the max limit to 60 and min limit to 30.But I can still see screen tearing.Even though while playing the FPS counter shows that the FPS is not crossing 60,I can still see screen tearing :(
 


That's weird. Drivers are up to date?

Thanks a lot for your suggestions but I ended up finishing the game with screen tearing :p

P.S. Sorry for the late response my internet was fucked up.
