Good cheap board for an i7 7700

I'm choosing a board for my i7 7700, however I'm not on a terribly big budget of around 450-500 usd (300 of which are the cpu). Now I've been told that an i7 7700 would pair quite badly with an H chipset board and that I need to get a z270 chipset board to unlock it's full potential. Keep in mind that I'm also looking for a mini-itx board.

Keep in mind the second board will only be good for ddr4 2133 and 2400 but the first board will have more ram speed options

I probably won't be overclocking, but I thought that the i7 7700 (non K) could not overlock. I probably will be upgrading my ram in the future so I'll get the z board, also considering that the price difference is not huge.
