Before I buy parts I would like to get some opinions on what this PC will be capable of or any considerations on a better setup that may be more cost effective. I don't plan on OC the GPU or CPU and intend on using it primarily for playing games(i.e. Arma, Battlefield).

Solution
The Motherboard you have selected is a H170 Skylake chipset. It can work with Kaby Lake CPU's, but support for the newer CPUs out-of-the-box isn't guaranteed. If the motherboard needs a BIOS update, you need a Skylake CPU to allow it to update firmware.

A better option for you would be to selecte a LGA 1151 motherboard which sports one of the following chipsets: (Consumer) Z270 & H270 / (Business) Q270, Q250, & B250.

Motherboards using those chipsets have full support for Kaby Lake CPUs out-of-the-box.

If you want to use that motherboard you have selected, you'll want to pair a Skylake CPU to it.

My only recommendation for this would be to maybe swap out the i5-7500 with a i5-7600k. Despite your motherboard not being made to OC, the k variant of the i5-7600 has faster stock speeds (3.8Ghz 7600k vs. 3.5 7600) without you needing to OC. So if you can spend ~$25 more, I think it'd be worth the extra .4Ghz down the line.
