getting bad lag and frame drops in certain games looking for advice

HI,
so im currently trying to play the game battlegrounds and its causing me a large headache.
when i run it i get alot of lag in game and my frames generally go about 20-30
i5 4690k
MSI GTX 970 4GB OC Edition
16gb HYper X DDR3 Ram 1600
256gb samsung SSD

im wondering if the issue is using my tv as a monitor
i have a 55" samsung 4k ultra HD curve TV 100hz however the settings on the TV are optomised for games and PC.

im really struggling i have installed direct x through the directory folder of BG changed all my settings to high performance in nvidia and power settings. im at my wits end the same thing happens in H1Z1 KOTK aswell just random lag. Vsync is turned off in both games aswell as in nvidia control panel.

im hoping someone else has any suggestions for me.

also allo fmy settings are on very low and motion blur is turned off i use 1600 x 900 res

This seems to be a pretty hot subject here on Tom's Hardware. There seems to be a lot of people having issues with their available Hz. What kind of display port are you using? You should be using a Dual Channel DVI when running either 4K or 3D. Dual channel has more lanes/pins than a single allowing you to stream more information to your TV or monitor. Another solution that I have found through other threads is using a display port adapter. But lets focus on what you are using for a display port. Also I did look up your graphics card and it DOES support 4K. Just FYI if you hadn't already done that. Also is your TV in "PC" mode?

I use a HDMI connection my cable is HDMI 2.0 and yeah my PC is currently in PC mode i tried to alternate from Game and PC mode to see if there are any sudden differences which there doesn't appear to be.

ive always assumed it was the TV my PC only recognises it at 60hz which is fine because i seem to get barely that anyways only game that seems to run smooth 60fps is CS GO and many AAA titles I would blame the game but my friends have similar setups and they run it fine with 0 lag

my tv doesnt support dvi could i get an adapter from dvi to hdmi? and do it that way or will that lower performance?
