NBN speed and range question

I got the new NBN service in my area a few days ago that promised up to 100mbps. I know that i will not be getting that speed and am getting around 40-50 mbps next to the modem but as i live in a townhouse everything is quite congested ontop of that my main computer is located on the other side of the house and on the second floor. Its basically the complete opposite side of the house. The speed i am getting is around anywhere from 900kbs to 4.5mb i want to know why it fluctuates so much and how i can increase the speed so i can reach around the 100mbps limit (also if you can suggest a fix for the fluctuating speed thing) i am considering getting a wifi range extender and placing it in between the computer and modem or maybe buying a better modem

Wireless is hard to fix. Generally the house absorbs a lot of signals and you can get interfering signals from other people.

I would recommend you try powerline. If you buy the av2 models that claim 1200 speed you should easily get 100m....with the warning there is a tiny number of houses they do not work in.

A wireless repeater should be your absolute last choice. It will reduce the speed by 1/2 in best case. You now have 2 wireless signals that can take interference. It might be better than you currently get but there is no way to tell except to try it.
