Which CPU would be enough

Current specs:
CPU AMD FX-4100
GPU Sapphire r9 270x 2GB
8GB memory
Mobo MSI 970A-G46

I plan on playing DOTA 2/CS:GO on ~100+ fps constantly (don't care if everything's on low settings), since i also plan on getting 144hz monitor in the future.
Should I get a better CPU (if so, which one would you recommend), or get a new cooler and try overclocking the current one? Thanks in advance.

youll get like a 10 fps difference with overclocking, also your pc is more susceptible to crashes after overclocking but if all youre looking for is a tiny bit more performance then do that, otherwise buy one of the better cpus

Do you think I should try overclocking it with a new cooler before i invest in some other CPU?
