Why am I lagging?

Hi

I just bought just cause 3 thinking I could easily run it
But then when I played it I realised I had some lag
When I'm playing it drops from 70 fps to 30 - 45fps and then back
When I turn on Vsynch It stays around 45-50
(I know it's still high but kind of annoying)

My specs are

Gigabyte GTX 1060 6GB OC
intel core i5 6500
8gb ram

What are you lagging in? A game, benchmark? What settings and what resolution/refresh rate?

When I try to fly in the game ( just cause 3 ) or anything like that the fps just goes down instantly

my resolution is 1920 1080
my refresh rate is 60

alot of people are saying that the ram might be the problem because just cause 3 needs more ram but is that really it?

I use a HDD
And I haven't tried playing in offline mode yet
gonna try that now and come back later

I tried offline mode and that definitely made a difference,
I also "tried borderless gaming" because that also was suggested and that made an even bigger difference

I now have a little to no lag so that's great!
